This week, rates for 30-year home loans fell to a shade below 5%.Down from 5.06% a week earlier, mortgage company Freddie Mac stated the average rate on a 30-year fixed mortgage was 4.99%.It was the 3rd consecutive weekly decline. This week, as concerns about the economy increased demand for the safety of government debt, which is closely tied to mortgage rates, the drop comes after interest rates fell in the bond market.On Monday through Wednesday of each week, Freddie Mac collects mortgage rates from lenders around the U.S. Even within a given day, rates frequently fluctuate, often in line with long-term Treasury bonds.In early December, pushed down by an aggressive government campaign to reduce consumers’ borrowing costs, rates for 30-year loans had dropped to a record low of 4.71%.Though that money is set to run out next spring, the Federal Reserve is pumping $1.25 trillion into mortgage-backed securities to try to bring down mortgage rates. The goal of the program is to prop up the housing market and make home buying more affordable.Down from 4.45% last week, according to Freddie Mac, the average rate on 15-year fixed-rate mortgages fell to 4.4%.Down from 4.32% a week earlier, rates on five-year, adjustable-rate mortgages averaged 4.27%. From 4.39%, rates on one-year, adjustable-rate mortgages dropped to 4.32%.The rates do not include points, also known as add-on fees. 1% of the total loan amount is equal to one point.The countrywide fee for loans in Freddie Mac’s survey averaged 0.6 point for 15-year, five-year and one-year loans, and 0.7 point for 30-year loans.Source: builderonline.com

For the housing market, there is some good news.According to a study from moving company Allied Van Lines, last year, more people moved to Texas than anywhere else in the U.S.Based on Allied’s 42nd yearly report, which tracks U.S. migration patterns, it was the 5th straight year Texas took the lead as the #1 destination state.Texas had almost 2,000 net relocations, which is inbound moves minus outbound moves performed by the company.In the most recent study, Arizona placed 2nd with 566 net relocations, followed by North Carolina, Colorado and Florida.Texas logged 1,900 moves last year.Source: chron.com

At least for those people still working, the downturn of the economy last year has made homes more affordable now.Now may be a good time to buy, as during the third quarter of 2009, more than 70% of homes sold were considered affordable.According a quarterly report from Wells Fargo and the National Association of Home Builders, making the country’s median income of $64,000 a year, the average U.S. family could afford to buy 70.1% of all homes sold in the United States during the third quarter.Though that is a slight decrease from the previous quarter, when 72.3% were considered affordable, it is a great increase from the third quarter of 2008, when only 56.1% qualified.Last quarter, the affordability saw several buyers enter into the market. Also, recently extended until April 30, buyers wanted to make the most of the $8,000 homebuyer’s tax credit. If a family receiving the metro area’s median income could buy it if they devote no more than 28% of their gross pay toward costs on their house, the National Association of Home Builders deems a home to be affordable.Source: cnnmoney.com

Representing the results of the club’s fundraising campaign to support breast cancer awareness month in October, Fort Bend Junior Service League in Sugar Land, Tx proudly accepted a check from Eclipse Soccer Club in the amount of $6,772.To further the Sugar Land community’s fight against breast cancer, the league is set to use Eclipse’s donation and that of other partnering organizations, including Methodist Sugar Land Hospital.In an collaborative, ongoing effort to provide financial support for services and programs designed to provide access to early detection and treatment, improve quality of life, and diminish suffering for Fort Bend County breast cancer patients, Fort Bend Junior Service League is working with the American Cancer Society.Brightening up Lost Creek Park as club members proudly sported them on the field for their October matches, the soccer club sold pink Score for the Cause t-shirts.Through parent and team donations for goals scored during the month of October, additional funds were raised.Methodist Sugar Land Hospital led the way in uniting the three groups, as title sponsor for Eclipse and as a partnering organization with Fort Bend Junior Service League for promoting breast cancer awareness.Next year, the three organizations are looking forward to continuing this partnership when Score for the Cause returns.Methodist Sugar Land Hospital is located in Sugar Land, by amazing communities like Alkire Lake and Avalon.Source: sugarlandmagazine.com

In an effort to bring some of the comforts of home to our military men and women serving in the War on Terrorism, Girl Scout Troop 28104 in Sugar Land, Tx made care packages for soldiers in Afghanistan during their holiday party.To brighten up their holiday tables during this season, Girl Scout Troops 721, 724 and 277 made holiday placemats from old holiday cards for the senior citizens at Silverado Senior Center.To create a large assortment of unbreakable ornaments for the tree at the Club in New Territory, Brownie Troop 28083 reused materials destined for the landfill (tissue paper and plastic bottle lids). Like Sugar Land resident Megan Whitworth, some of the girls from Troop 721 worked at Gifts of Love, sponsored by Second Mile Mission and Parkway United Methodist Church.Megan was able to use her newly acquired Spanish to help the kids shop for a present for their parents during this experience.To help the fireman who had to work on Christmas Day celebrate the holidays, girls from Troop 721 and 724 made two large platters of holiday goodies and dropped them off at Fire Station #1. To go along with the trays, they even dropped off some Girl Scout cookies. Be sure to be on the look out for Girl Scout cookies as they are scheduled to be on sale soon. In order to rally a new era of parental and community involvement in the school system, a local Sugar Land, Tx elementary school in the Fort Bend Independent School District is launching a pilot mentoring program.Developed by Council of Elder founder, Tony Sherman, the program, MCORP, 100 aims to establish a network of community support focused on at-risk and troubled youth in the school system.Recently, Sherman introduced the program to a room full of Fort Bend ISD teachers prior to a scheduled teacher’s in-service training day held at the school.The estimated 50 to 60 teachers listened as Sherman outlined plans to form a core group of 100 parent and Sugar Land community volunteers committed to weekly on campus interactions in support of youth with a history of documented discipline problems.Achieving positive results over the past two years with troubled youth on the Glover campus through the Council of Elder’s Behavioral Stimulus Program, Sherman has launched MCORP 100 to extend his reach.Sherman told teachers, “I can’t do it all, I need help.”Once a week, program volunteers are responsible for checking in to gauge the academic and behavioral progress of students, according to Sherman.Sherman stated, “I want to do something that will change the community and keep our kids out of the justice system.”Upon entering the program, participants become cadets and have the opportunity to work towards elite cadet status as a result of their involvement.Sherman told teachers, a qualifying group of students also will earn a free trip to a recreational camp to enjoy fun activities and listen to a series of experts talk to students about morals and values and positive conflict resolution every quarter.The aim of the newly launched mentoring program is to build positive self esteem, build leadership skills and redirect the lives and focus of a growing population of at-risk youth, Sherman stated.Sherman added, “We have found that involving mentors in the lives of children makes a tremendous difference in the way children perceive themselves.”Edgar Glover Elementary is located in Sugar Land, by amazing neighborhoods like Sweetwater and Sugar Creek.
