Homebuyers would get an extra three months to finish their purchases and qualify for a tax credit under a bill passed by the House recently.Homebuyers who signed purchase agreements by Friday, April 30 have until Wednesday, June 30 to close on the sale to qualify for tax credits of up to $8,000, under current law. The bill would allow buyers until Thursday, September 30 to finish their purchases.The extended deadline only applies to those who signed purchase agreements by Friday, April 30.

The City of Sugar Land has scheduled a meeting for May 6 to discuss the expansion of University Boulevard from Commonwealth Boulevard to the Riverstone subdivision. The meeting, which will be held in the Cane Room at Sugar Land City Hall from 6-8 p.j., will include key City staff and consultants.

The entryway signs in Rosenberg, Tx got a face lift over the weekend of April 17, 2010 thanks to the partnership between The Rosenberg Development Corporation and the Fort Bend Master Gardeners. Volunteers planted roses and copper canyon daisies in the garden areas of the entryway signs at Brazos Park. This is part of the initiative to improve the overall view of Rosenberg. Rosenberg is just south of Sugar Land, Tx, which is also South West of Houston, Tx.

The Houston area’s first installation of new traffic signals with flashing yellow arrows for left-turns will soon occur in Sugar Land. The flashing yellow instinctively implies caution, which is the preferred reaction when drivers make judgment calls about turning left into a gap in traffic.This new installation is intended to create reduced wait times and fuel usage at intersections.Here’s how the signals work: When approaching the intersection, a solid red arrow indicates a required stop — left turning drivers must stop. Drivers must also stop at a solid yellow arrow. A flashing yellow arrow requires motorists to first yield to oncoming traffic and pedestrians before proceeding cautiously to turn left. A solid green arrow permits drivers to turn left while oncoming traffic stops.Flashing Yellow Arrow (aka. FYA) left-turn lights will soon be installed at the following Sugar Land intersections in the Sugar Land Business Park: • West Airport Boulevard & Gillingham Lane • West Airport Boulevard & Industrial Boulevard • West Airport Boulevard & Dairy Ashford Road • Jess Pirtle Boulevard & Gillingham Lane • Corporate Drive & Dairy Ashford Road Assistant Public Works Director David Worley says, “We’ve targeted these initial intersections as part of a phased approach intended to allow residents to become familiar with FYAs before utilizing the lights in more densely travelled areas. Our selection of the Business Park will give us the opportunity to refine the timing and ensure education of our motorists.”The FYAs have greatly benefited air quality and reduced accidents. A national research study sponsored by the U.S. Department of Transportation identified FYAs as the preferred option for left-turn movements.“Research data has shown that retiming traffic signals can reduce fuel consumption by up to 10 percent and reduce mobile emissions by up to 22 percent,” said Worley.Learn about the beautiful community of Sugar Land.

Telfair in Sugar Land recently won three Landmark awards from the Houston Business Journal. The award for best residential community and two awards for transforming a historic state prison building into a popular science museum.Telfair also won top honors in the Residential Development category. The four year old community had a 10 percent sales increase in 2009, a year when new-home sales in Houston were down tremendously.The Houston Museum of Natural Science at Sugar Land won in the Public/Private Partnership and Renovation/Rehabilitation categories.Newland Communities donated the 43,000 sq. ft. building, built in 1939, along with the 5.5-acre site to the City of Sugar Land. The city then created an agreement to lease the building to the museum for $1 per year. The museum has a capacity of 2,000 visitors.The museum is now the focal point of Telfair Central, a 25-acre complex that is part of 300 acres of amenities planned for Telfair.Telfair has won a total of five Landmark awards. On Monday, the government launched a new effort to speed up the time-consuming process of selling your home if you owe more than it’s worth.For moving expenses to homeowners who complete such a sale, known as a short sale, or agree to turn over the deed of the property to the lender, the Obama administration will give $3,000. A home typically fetches more money in a short sale than a foreclosure, for lenders. Also, the bank avoids cleanup fees, expensive legal bills and maintenance costs that follow a foreclosure.According to Mark Zandi, chief economist at Moody’s Analytics, the expanded incentives will help accelerate short sales. Through the end of 2012, he expects 350,000 homeowners nationwide to use the program, which is more than double his earlier forecast.The new government program makes another key change, along with the financial incentives. Before the house is listed for sale, mortgage companies will have to set their minimum bid. The lender must accept it if the offer is above that.Generally, until they have an offer in hand, causing long delays before the sale is approved, lenders don’t calculate how much money they are willing to accept on a short sale.Buyers who submit an offer to purchase a home in a short sale should get a response within two weeks, as opposed to months, under the new process. It would be a big improvement if that happens as planned. Real estate agents across the nation have complained that lenders are frequently hard to get a hold of, sometimes only communicating by e-mail.Last November, the Treasury Department outlined the plan, but doubled the original $1,500 in relocation money after realizing that several homeowners need more cash to move out. That’s because usually, landlords want big deposits from people whose credit records have gone bad after not making mortgage payments.The home needs to be a borrower’s primary residence in order to qualify. Homeowners either have to be on the verge of becoming delinquent or behind on their mortgages.The program is not currently available for mortgages owned or guaranteed by mortgage finance companies Freddie Mac and Fannie Mae.Source: builderonline.com

According to a survey by RCLCO, an independent real estate advisory firm, Newland Communities’ Telfair in Sugar Land, Tx was the U.S.’s fourth top-selling master-planned community for new-home sales in 2009.Telfair was one of only two Houston master-planned communities on RCLCO’s top 10 list to report a sales increase from the previous year, with 450 new-home sales in 2009.In the 2,018-acre community, sales rose 9% last year, located at University Blvd. and U.S. 59 South in Sugar Land. The rise helped Telfair move up two notches from 2008, when it ranked sixth nationally in the RCLCO report. Cinco Ranch in Katy, Tx, also by Newland Communities, was the only other Houston area community with a sales increase for 2009. Cinco Ranch was the nation’s number one community in the RCLCO study, with 887 new-home sales in 2009.In 2009, RCLCO’s study showed that total number of net sales for the majority of the best-selling MPCs dropped from 2008 levels, with sales volume declining by 8% and as much as 84%. Posting increased sales for the third year in a row, Newland’s Cinco Ranch and Telfair were an exception to this trend. Since opening in 2006, 2009 proved to be the best sales year ever for Telfair and the third best sales year for the 19-year-old Cinco Ranch as well.Underscoring the fact that the city is a bright spot in the national economy was Houston’s strong showing in the RCLCO study.“In the past few months, Houston has ranked very high in studies ranging from the nation’s healthiest housing markets to cities where the recession is easing.
